We blast your tanks with targeted water jets at around 1,500 PSI using specialized nozzles designed to scour every interior surface. This flushes away hardened debris, sediment, and the sticky layers left by so-called cleaning additives. Once that’s done, we run thorough rinses to remove any loosened gunk still hanging on.

The result: your tanks drain better, odors are eliminated, and sensors often return to working order. And how long does it take to wash out your tank(s)? The entire process takes about one to two hours, depending on the number of tanks and the condition they’re in.

A deep clean every 6 to 12 months keeps things running as expected – and helps extend the life of your tanks and plumbing. Here's What We Charge

We charge a fee to perform our service (for instance, “to clean your tank”) + a “Trip Fee” + Tax:

For Tank Cleaning

1st tank (black or gray): A flat $150; each addl tank: $75

Note regarding gray tanks: They’re oftentimes very difficult, if not impossible, to access with our jetter hose. Therefore, we will not initially plan on cleaning your gray tanks. However… on the off chance that we do have ready access to your gray tank(s), we can clean them for an additional $75 (each) if you choose.

For Clog Clearing ("Poop Pyramids")

Clearing a clog (via your toilet): $200 (plus $125/hour after the first two hours if necessary, figured in quarter-hour increments)

Note: Cleaning a tank (as opposed to simply “clearing a clog” via your toilet) on that same visit would be an additional $150 – plus $75 for each subsequent tank.

So, if you brought us out to do both (clear a clog and clean a single black tank), you’d be looking at a minimum of $350 (+ tax and applicable mileage).

+ Trip Fee & Sale Tax

Rates quoted above include travel within a 20-mile radius from our base in Utopia, TX at no additional charge. However, if you’re located farther out, a distance fee of $2 applies for every extra mile driven (one way). So, if you are 15 miles from us, there is no “mileage fee” – but if you are 50 miles from us, the trip fee would be $60 (50 – 20 = 30, 30 x $2 = $60). Note that “trip fees” are waived entirely when 3 RVs or more are serviced at the same campground AND that campground is within 60 miles of our base in Utopia, TX.

For Example, Your Costs Would Be:

  • To clean 1 tank at a park 10 miles from Utopia, TX: $162.38 Total fee ($150 to perform service + $0 trip fee + $12.38 tax @ 8.25%)
  • To clean 2 tanks (for example, 1 black + 1 gray) at a park 20 miles from Utopia, TX: $243.56 Total fee ($225 to perform service + $0 trip fee + $18.56 tax @ 8.25%)
  • To clean 2 tanks at a park 40 miles from Utopia, TX: $286.86 Total fee ($225 to perform service + $40 trip fee + $21.86 tax @ 8.25%)

Additional charges

Any additional labor (beyond the flat rates quoted) is charged at a rate of $125/hour (figured in 15 minute increments). No additional labor fee will be charged (above any flat rate quoted) without prior consent of the RV owner. So… no surprises.

Maintenance Packages

Water Heater Maintenance: While we’re servicing your tanks, we can also flush and check your hot water heater. It’s a quick but essential maintenance job that we highly recommend be conducted annually. Remember, today’s investment ensures that the system continues to operate smoothly, virtually guaranteeing a longer lifespan.

Note: We do not service on-demand water heaters.
Water Heater Maintenance - $225

Flush tank (removing sediment) • adjust air shutter if necessary (Dometic/Atwood) • replace anode rod (Suburban units) • test relief valve & electric heating element • inspect & clean gas orifice • inspect burner assembly removing any nests, bugs, or other obstructions

Over time, water heaters build up sediment and deposits. Their anode rods give up the ghost and stop protecting your tank, the gas-delivery elements get gunked up with deposits, and mud dauber nests flourish! Invest a little now, preferably once a year, save loads in the long run.
